The reservation deposit is part of the price, not an extra fee. The security deposit is returned in full within 14 days of departure, less metered electricity (7 THB/kWh) and any documented damage. The balance is paid by bank transfer — full account details arrive in your confirmation email.

- — If you cancel 60 or more days before arrival, 93.5% of what you have paid toward the stay comes back (a 6.5% handling fee is retained). 30–59 days before: 50% comes back. Under 30 days: payments toward the stay are not refunded.
- — The refundable security deposit is not part of the price and always comes back in full, whenever you cancel. We never invoice you beyond what you have already paid and never send debt collectors.
- — If we manage to re-let your villa for your dates, we refund you for the nights we sell — we do not get paid twice for the same night. You do not have to ask; we check and refund on our own.
- — Serious illness, injury, a death in the family or a visa refusal: send us the document and you get the deposit back in full, or a new date — your choice.
- — If we ever cancel on you, you get 100% back, whenever it happens and whatever the reason.
Accommodation booked for specific dates is exempt from the 14-day right of withdrawal under EU consumer law — which is why the dates above are what matters.
Pay the deposit
Card details go straight to Stripe. Harmony Life never sees or stores your card number. Stripe is a licensed payment institution used by millions of businesses worldwide — including your bank’s 3-D Secure check on this payment.

Who you are paying
Your money goes to Harmony Life Samui Co. LTD — the Thai company that owns and runs Harmony Life One, represented by Robert Szymański. Day to day you are looked after by Kacper, our guest manager: the same person answers your messages, meets you at the gate and hands over the keys.
Kacper usually replies within a few hours (Samui is UTC+7).

Before you pay
Is the deposit an extra fee?
No. It is part of the price of your stay. Whatever you pay today is subtracted from the balance you settle at the villa — the total does not change.
Why is the deposit in Thai baht?
We are a Thai operator and our prices are set in baht. Your card is charged in THB; your bank converts at its own rate, so your statement may differ by a percent or two from the figure we show.
What appears on my bank statement?
HARMONY LIFE SAMUI. If you see anything else, tell us before you dispute it — we will sort it out the same day.
How do I know the villa will still be free?
The dates are held the moment you press pay, before you reach the payment page. The calendar shows real availability — if a date is greyed out, it is genuinely taken. No countdown timers, no “3 people are looking at this”.
When do I pay the rest?
By bank transfer. The confirmation email has the full account details, the exact amount and the due date — for most bookings that is 30 November 2026, and never later than your arrival day. Your booking reference is the transfer title; send us the transfer confirmation and we mark it received.
What is the security deposit?
THB 10 000 charged with the booking, separate from the price. It covers metered electricity (7 THB/kWh, read at check-in and check-out) and any damage, and the rest returns within 14 days of departure.
What happens straight after I pay?
You get a receipt from Stripe within a minute and a confirmation with your booking reference. Within 24 hours we write personally with directions, transfer options and what the weather is actually doing.
